First tenant of Nowogrodzka Square in central Warsaw location
The flagship project of Yareal – Nowogrodzka Square building – will house the headquarters of DKV Euro Service, the European leader on the market of fuel and service cards.
The first tenant will occupy nearly 2,000 sq.m. of offices in this modern office building, next to which Yareal will develop a public passageway connecting Al. Jerozolimskie with Nowogrodzka Street.
The pre-let agreement was made for the period of 5 years and covers the lease of the entire fifth floor, that is 1,920 sq.m., to DKV Euro Service in Nowogrodzka Square office building. Yareal’s project is currently under construction, and the completion of the building is scheduled for spring next year. The building offers 11,000 sq.m. of offices along with the passageway and underground car park. The building will be located 3 minutes’ walk away from the Shopping Mall Złote Tarasy and the Central Railway Station in the city center.

The three-zone elevation of Nowogrodzka Square building will be covered with fine, raw concrete completed with elegant, semi-transparent stone. As a result, at any time around the clock the building will retain its translucent qualities, and after dark the square will be a light and welcoming place inviting for a visit. The ground level of Nowogrodzka Square will house eating places, service and retail units with a total area of ca. 500 sq.m, while on the top floor the tenants will be able to use a large terrace with a view over the Warsaw skyline.
The six-story Nowogrodzka Square building was designed by the renowned architectural studio HRA whose architects integrated the project with the historical context of the pre-war tenement buildings neighboring with the office development. The clock tower of the edifice of the Military Institute of Geography with the trees growing nearby inspired the architects while designing the corner of Nowogrodzka Square. Thanks to that, both of the buildings – separated by the passageway – will create a harmonious frontage with corresponding line of development, height and facade.
Tenants of the building will have at their disposal 148 car park places in the underground car park (the parking ratio in Nowogrodzka Square is 1 parking place per each 78 sq.m. of GLA), as well as bike places. The building’s location next to the junction of two key traffic routes (Aleje Jerozolimskie and Aleja Jana Pawła II) will ensure convenient transport to the offices with any means of public transportation – rail, metro, tram or bus. Companies which will decide to choose Nowogrodzka Square as their headquarters will benefit from very low service charges due to the fact that Yareal holds the ownership title to this property.
